Concrete repair mortars for parking garage decks, beams and soffits

Most concrete parking garage repair starts with corrosion, the main cause of deterioration in parking structures. Deicing salt tracked in on cars carries chloride into the slab, the reinforcing steel corrodes and expands, and the concrete above it delaminates and spalls. Repairs follow the condition survey: sound and mark the delaminated areas, saw-cut the perimeter, remove concrete to behind the steel, clean and coat the bars, then place a mortar matched to the surface, the repair depth and how fast the level has to reopen.

Before you order: SikaQuick 1000 is published for parking structure and ramp repairs, opens to vehicle traffic in about 6 hours at 73 °F and is extended with 3/8 in aggregate for deeper placements. SikaQuick VOH builds up to 3 in on vertical faces and 2 in overhead per lift. Sika Armatec 110 EpoCem coats cleaned steel and serves as the bonding primer. Quantities come from the survey: square feet of partial-depth, full-depth and overhead repair, and the average depth of each.

Crack sealing and epoxy injection

Cracks let water and chloride reach the steel and leak onto the cars below. Treat them by whether they move. Non-moving cracks in elevated decks are sealed by gravity with a low-viscosity healer-sealer; cracks that open and close are routed and sealed like joints or detailed into the traffic coating; structural cracks are pressure-injected where the engineer calls for it.

Healer-sealers, injection resins and kits

Before you order: Sikadur 55 SLV is published for elevated decks and parking garages, seals non-moving cracks by gravity down to 0.002 in wide and opens to traffic in 6 hours at 73 °F. Cracks wider than 1/8 in are filled with oven-dried sand first. Typical surface-sealing coverage is 150 to 175 sq ft per gallon; plan crack treatment by linear foot from the survey.

Resurfacing and waterproofing

Waterproof traffic coatings for vehicular and pedestrian decks

A traffic coating, or traffic deck coating, is an elastomeric membrane applied to concrete with aggregate in the wear surface. Most are polyurethane traffic coatings. The membrane waterproofs the deck, bridges hairline cracks and keeps chloride out of the concrete, which makes it the core of parking garage waterproofing over occupied space, on exposed roof levels and wherever a deck leaks onto the level below. Choose the system by the traffic it will carry, the UV exposure and how long the area can stay closed.

One coat, open to traffic in 36 hours

Sikalastic 720 One Shot is a two-component, fast-curing, aliphatic polyurethane with integral texture for vehicular and pedestrian traffic. It replaces a base coat and multiple top coats with a single 45 mil application, meets ASTM C957 and opens to vehicular traffic after a minimum of 36 hours.

That turnaround is what makes it work on garages that stay open during restoration: one level or bay closes, is prepared and coated, and reopens before the next closes. Tell us the square footage by level and the closure schedule and we will size the kits and aggregate.

Also supplied by quote: Tremco Vulkem vehicular traffic coating systems, including the PUMA-based Vulkem EWS, which Tremco rates drivable one hour after the full system is installed. Not every system we supply is listed online yet; send the spec section and we will price it. Sikalastic wear coats come in gray, charcoal and tan, with tint bases for custom colors.

Before you order: cracks are detailed before the full coat. In Sika's 720/745 AL system, cracks up to 1/16 in get a detail coat of 720 Base about 4 in wide centered on the crack; cracks and joints from 1/16 to 1 in are routed and sealed with Sikaflex first. Expansion joints are carried up through the coating, not covered. Order primer, aggregate and the wear coat with the base coat, not after.

Chloride and water protection

Silane sealers and corrosion inhibitors

Where the deck does not need a membrane, a penetrating silane concrete deck sealer reduces water and chloride absorption without changing the surface. Silanes are breathable, invisible and traffic-ready within hours, which makes them the usual treatment for supported levels and slabs on grade. They do not bridge cracks, so moving cracks and joints are sealed before the silane goes down.

Penetrating sealers and surface-applied inhibitors

Before you order: Sikagard 705 L and Euclid Baracade Silane 100 C are both roughly 100 percent silane. Baracade is traffic-ready about 4 hours after application at 75 °F. Sika FerroGard 903 is applied to hardened concrete ahead of a sealer or coating and migrates to the steel; residue is removed before the next product goes on. Coverage depends on porosity, so a test area sets the rate.

Failed joints are the most common source of leaks in a parking structure. Control and construction joints in cast-in-place decks, tee-to-tee joints in precast double-tee decks, cove joints at walls and curbs, and the building's expansion joints each need a sealant or system sized to their movement.

Deck joint sealants and expansion joint systems

Before you order: Sikaflex 2c SL meets ASTM C920 Type M, Grade P, Class 25 and is poured with bond breaker or backer rod in the joint. Emseal DSM is a precompressed, silicone-faced foam adhered to the joint faces with epoxy, with no metal anchors in the slab, and handles +50/−50 percent of its nominal size. Take joint lengths by width from the survey, and order DSM by size and linear foot.

Parking deck repair questions

What is a traffic coating?

A traffic coating is a liquid-applied elastomeric waterproofing membrane, usually polyurethane, with aggregate broadcast into the wear coat for skid and abrasion resistance. It is applied to concrete parking decks, ramps, plazas and balconies to keep water and chloride out of the slab and off the space below. Systems are built thicker for vehicular traffic than for pedestrian traffic.

What causes parking deck deterioration?

In most garages it is chloride from deicing salt. Salt water tracked in on vehicles soaks into the slab through the surface, cracks and failed joints, the reinforcing steel corrodes and expands, and the concrete above it delaminates and spalls. Repair removes the damaged concrete; sealers, coatings and sealed joints keep the chloride out afterward.

Do I need a traffic coating or a penetrating sealer?

A traffic coating is a waterproofing membrane: use it over occupied space, on the exposed roof level and wherever the deck leaks onto the level below. A penetrating silane sealer reduces water and chloride absorption on levels that do not need a membrane, is invisible, and is traffic-ready within hours. Many restoration specs use both on different levels.

How soon can a repaired area reopen to traffic?

It depends on the product and temperature. At about 73 °F, SikaQuick 1000 opens to vehicles in about 6 hours and Sikadur 55 SLV in 6 hours; Baracade Silane 100 C is traffic-ready about 4 hours after application at 75 °F; Sikalastic 720 One Shot needs a minimum of 36 hours before vehicular traffic. Cold weather lengthens all of these.

How thick should a parking deck traffic coating be?

Build it to the traffic. Sika's 720/745 AL system is specified at 35 mils dry for pedestrian traffic, 41 mils for heavy pedestrian and light vehicular traffic, and 55 mils for heavy vehicular traffic, excluding aggregate. Sikalastic 720 One Shot builds 45 mils in one coat.

Can a traffic coating go over cracks?

Yes, after the cracks are detailed. In Sika's 720/745 AL system, cracks up to 1/16 in get a detail coat of 720 Base about 4 in wide centered on the crack, and cracks from 1/16 to 1 in are routed and sealed with Sikaflex before the detail coat. Expansion joints are carried up through the coating rather than coated over.

How do I stop leaks at precast double-tee joints?

Tee-to-tee joints are usually routed, cleaned and resealed with a polyurethane joint sealant over backer rod. Where caulk joints keep failing, Emseal DSM is used as a lasting replacement: a precompressed, silicone-faced foam adhered to the joint faces for openings from 1/2 to 4 in.

What does routine parking garage maintenance include?

Periodic condition assessments by an engineer, washdowns to remove deicing salt, resealing failed joints and cracks, repairing new spalls before they spread, recoating worn traffic coating in drive aisles and turns, and reapplying penetrating sealers on the schedule the manufacturer recommends. Catching joint and coating failures early keeps chloride away from the reinforcing steel.
