WR Meadows PENTREAT 244-40 is a reactive, penetrating, 40% active content silane sealer for exterior concrete and masonry, supplied in a 5 gallon pail. It reduces water and salt penetration on horizontal and vertical above-grade surfaces.
WR Meadows PENTREAT 244-40 (part of the pentreat line) is a reactive, penetrating, 40% active content silane sealer. It is a hydrophobic, impregnating sealer that reduces water and salt penetration and helps prevent scaling, spalling and freeze-thaw damage on properly designed, placed and cured concrete. It chemically bonds to the substrate, reducing liquid absorption while allowing vapor transmission, and it leaves no residue. It is intended for horizontal and vertical, new and existing above-grade concrete and masonry on commercial, industrial and municipal projects. This is the solvent-based version: it is combustible, it is for exterior application only, and its 600 g/L VOC content is listed against the National EPA standard only.

What is WR Meadows PENTREAT 244-40?
It is a reactive, penetrating, 40% active content silane sealer that reduces water and salt penetration in concrete and masonry. It helps prevent scaling, spalling and freeze-thaw damage on properly designed, placed and cured concrete, on horizontal and vertical above-grade surfaces.
How much does a 5 gallon pail of PENTREAT 244-40 cover?
Unless the specification says otherwise, coverage is 100-150 sq ft/gal, so a 5 gallon pail covers about 500-750 sq ft. Always test an area first, since the rate depends on surface texture, concrete condition and weather.
How is PENTREAT 244-40 put down?
Use a low-pressure airless sprayer such as a Chapin 19069 at a 0.1 GPM spray rate, letting it flood the surface. On horizontal surfaces, saturate in a single pass, leave wet 3-5 minutes, then brush or broom out pools and puddles. On vertical surfaces, put down two coats wet on wet. Keep foot traffic off for at least four hours at 68 F, twelve preferred.
Can PENTREAT 244-40 be used in areas with strict VOC rules?
Its VOC content is 600 g/L, and the data sheet lists only the National EPA VOC Emission Standard for Architectural Coatings. It does not list OTC, SCAQMD, CARB or other regional limits, so check local rules before buying.
What safety precautions does the data sheet list?
PENTREAT 244-40 is combustible and is for outside/exterior application only. Keep it away from open flames, sparks and ignition sources, use adequate ventilation and block HVAC ducts, since vapors are flammable and heavier than air. Never let it contact bituminous products, and protect window panes and frames that will be painted.
What are the limits on where it can be used?
Wait 28 days on new concrete, keep concrete moisture at or below 4%, and work at 40-90 F with the surface 5.5 F above the dew point. It is not recommended below grade or under hydrostatic pressure, is not a waterproofing or vapor barrier, and will not block vapor through cracked or improperly repaired surfaces. Protect from rain for six hours, 12 preferred.
